Florida residents???

Nice area but ALL of Fla is a down market. Stay clear of it for a while.
We are looking at a MINIMUM 7-10 YEARS before real estate even starts to bounce back.
This is going to be a long and slow return IF it does actually return.

Remember, Japan crashed about 30 years ago, real estate has still not come back to its previous prices.

What about the rental market long term? It's going to be a cash purchase, I've spoken to two property guys from London, they both informed me that they, themselves have bought 2 & 3 properties over there. They're also guaranteeing $750pcm rent for 3 bed villas, a 5 bed holiday let will get more as it's still one of the top holiday destinations in the world. If we can get a steady rental income, we can recoup our initial investment in 5 years or less for holiday lets or 10 years for residential, still have the property to sell plus any equity it may have accrued.
The plan is still in it's initial stages, I've emailed half of my targeted team, only got one definate "NO" and have 3 maybes, early days yet, and won't spend a penny until I see something in writing regarding rental income.
