Anyone here own a gym?

Some of you might know about 6 years ago I made an attempt to acquire a 10k+ square foot gym, but the deal fell through due to the original owner being too attached. Which I could understand. So I ended up opening a bakery Cafe for my wife instead lol. We sold that a year ago and now I'm thinking I might want to give the gym thing another chance. The business model has always been attractive to me but I haven't set foot in a commercial gym since I built the one behind the house in 2013 unless I've been on vacation or the one that I was scoping out to buy. Can anyone offer some insights? Not that the fitness industry went anywhere but it seems to be getting popular once again.
 
I thought about this as well and then remembered I am poor. I actually spec'd it out and had bids from equipment companies and was looking for a location but this economy fucked me up bad. Having said that, if it were me, I would focus on having some really good equipment and enough of it... that seems #1 to me. Second, I always like the idea of locker rooms because I do take showers depending on my schedule and where I am located. The next thing I think is important is a place for women obviously and I do actually mean the ones who were born with a vagina. I also think that there is a lot of potential in shakes, making a shake is a $1 cost to you and you sell to the customer fo $7. I think having individual items like protein shakes, preworkouts, and stuff like that you can basically sell by the scoop or drink is good and having stuff like earphones, not a lot but a few. Imagine someone forgot their preworkout and they buy a scoop full from you at $1 or $2 and they put it in the water bottle you just sold them as well. Most of all, keep the fucking monkeys off the cages and have people that actually do instruct on how to use the equipment is a nice touch. I get so tired of seeing someone "train" someone else and they're both fucking morons. Sorry I can't be of more help and I wish I had done mine but I just don't have the finances to do it anymore.


BTW, I am for hire if the money is right.... :D
